Accidental Damage Caused By Tenant

  • Clutton wouldn't that be difficult for me to do whilst I am overseas? I've looked at the TDS case studies and the ones I read seemed pretty fair. Do they usually favour the tenant?

Blued the whole thing is wrecked and as a matching door can't be found 2 doors need to be replaced.
  • My tenant claims she has slipped in the shower and damaged the bath so that it needs replacing. The letting agent tells me that as this is a fixture I have to claim on my buildings insurance, If I do that I have £100 excess so have asked the tenant to contribute £150 towards the cost of a new bath and I will pay the rest instead of claiming (for a bath that is going to cost £250 to replace). They are now arguing it is the landlord's responsibility to make sure all sanitary fittings are in good repair - which they were at the start of the tenancy! I know this was an accident but feel the tenant should take some responsibility, but would welcome advice please.

I suggest you start your own thread lululandlady, otherwise there's a risk that people might skim read the thread and re-answer the OP's questions rather than yours.
