AE speak modernisation vs refurbishment rqd

Does anyone know the difference between what these two mean?

    Modernisation will mean windows, plumbing and electrics - the house hasn't been touched in ages.

    Refurbishment means new kitchen, bathroom, decor.

    I'm sure they can get muddled round and they could both mean either really. :)

    Thanks for that, its still very cheap compared to similar properties of that size on that road, probably a bit niave but I'm convinced its a bargain!!

    A bit of white paint and away we go..

    Hi, it says the property requires modernisation, I'm assuming kitchen and bathroom?

    I want to live in it, my place under offer and I am looking for a flat.

    Put an offer in last week at 97% of asking price on another property but yet to hear back so looking again :confused:

    Be careful! Sometimes you're lucky enough that the property has been maintained but just not redecorated. I'd have a good look at roof, windows, boiler, plug sockets, fusebox etc before making any offers. You want to know exactly what you're getting yourself into!

    The most important things in a house are not the pretty things ;)

    Round here anything that isn't white with wood floors and spotlights is marketed as requiring modernisation/refurbishment...so cross your fingers.

    In a flat which has been converted as part of a victorian terrace I hope the roof etc has been maintained, windows would be a worry, but I rewired, re plumbed and put new kitchen/bathroom in my present flat so could cope with that.

    On the same road flats of same size, are going for about 5ok more when they are v well presented so its definately worth considering as long as I could live in it!

    First offer on refurb flat has just been accepted, 300 offer on 310 asking....yippeeeeeeee so forget workmen, I can just move in
