Help - phone/broadband/TV in rented house

In 2 weeks, I move into a new rented house after signing a contract for 12 months. I want to get phone/broadband installed as fast as possible. I have researched the options but I am just so confused.......I am also returning from France so I am not even in the same country right now.
First of all, I guess I need to ask the landlady if there is an existing phone line and number ? Do I need to know what service it is on or am I a new phone customer in any case ? Do I need any other information ?
Secondly, most of the offers appear to be 18 months in duration which is probably no good for me, since I will probably only be there for 12 months. Is this correct ? What happens if I sign an 18 month contract but move after 12 months ?
For TV/Sky I actually have a Sky box and dish which I use in France.........I am assuming that I can just bring this with me and get someone to set it up for me.
Any help/advice appreciated..........I have never had to set all this up before.

Yes, you need to find out if there is a physical line and if disconnected or not.
Broadband-if you terminate before end of contract then you will be charged a termination fee equal to the remaining payments due on the contract. So just take out a 12m contract-plenty of the samller ISP's do 12m ones.
Sky-yes, you could have the dish reinstalled over here to get the non-subscription channels.
No free lunch, and no free laptop ;)

Some good ISP's do 1 month contracts for broadband, https://www.zenadsl.co.uk is just one example.
