second viewing- what to check?

As a FTB I have no experience in this. Books suggest that on 2nd viewing we should check all the taps, water pressure, boiler service stamp, windows, etc., but do actually people do this? What do you do on your second viewing?

Have you made an offer yet? I had a 2nd viewing to measure up for furniture etc, but this was after my offer was accepted. If you haven't had an offer accepted then check what you like on the 2nd viewing however if the offer has been made then this can cause the vendors to doubt your commitment. (sorry for the poor grammar)

    Debt-free and Proud!
Check out the neigbours in more detail, stalk the streets, to see what the area is like, inspect every corner of the property and I do most of the stuff that you suggest.
Debt free since July 2013! Woo hoo! The bank actually laughed when I said I have come in to cancel my overdraft.

This may sound a daft thing to consider at this stage but one day you will probably sell the property.

At a second viewing, you should try to be as practical as possible and try to forget your emotions and excitement. Therefore one question you should ask yourself when viewing for a second time is 'will I be able to sell it on?'

Is there anything that although you like but might put someone else off? Take along the most pessimistic, negative, picky friend/relation you have and see what they say.

    Good luck

Check how keen the vendors are. Look for the bead of sweat on the mans forehead. Check the threadbare clothes of the woman. Look for leftovers saved up in the kitchen for the next meal. The smell of despair.
