I was wondering how much I can rely on the "Free valuation estimate" field on the Mouseprice site. I'm looking to put a few offers in you see and the "free valuation estimate" is somewhat below the asking price.

Hi,
I found it very unreliable. Most of the houses we looked at had mouseprice valuations nowhere near the asking / sold prices. One other problem was that it did not take into account any changes or improvements to the home and houses that had sold in the past few years had much lower valuations than ones which had not been on the market for quite some time.
That said, it's not bad for getting a general idea of an area, but I wouldnt necessarily rely on valuations for specific houses.
