We have a leak!

We've just noticed we have a leak, above the bay window in the living room. It's raining quite heavily outside and it's coming in quite bad now. We've put a bucket under it and moved anything electrical.
I'm just wondering, is this classed as an "emergency?" As in should I ring the emergency line for the landlord?
We didn't know whether we're ok to leave it til the morning? Or whether leaving it may cause any long lasting damage?
As you can probably tell, I am totally clueless about this :rotfl:
Any help/advice would be greatly appreciated

An emergency would be flooding or burst pipe, some water coming in through a leaky window isn't much to worry about unless your getting a few gallons and it's seeping into the floor.
Sounds like the flashings may need replacing, give your LL a call in the morning, unless its really bad, then use your own judgement and give them a call just to give you peace of mind

Thanks, I just panicked a bit seeing the water dripping down like that, it's stopped pretty much now. I'll ring the landlord in the morning and see what he says.

Hope your lanlord is better than mine was. We had a leak in the kitchen (single storey house) and it was literally dripping constantly on my head as I stood at the (electric!) cooker whilct making meals. They did nothing for 3 months despite repeated calls to the agents and direct calls to the landlord himself (managed to get his direct number;)). We had paid 6 months rent in advance and eventually moved out after 3 months as couldn't live with it any longer (there were also serious leaks at front and back door). Surprise surprise, they fixed the leak ( or rather bodged a repair!) on the day we left.
We tried for months with emails, letters, threats of court and personal visits to the agents offices, to get our last 3 months refunded, but got nowhere and eventually had to resign ourselves to writing it off.
I guess what I am saying (other than having a rant!:D) is unless your landlord is really good, don't expect it to be fixed anytime soon!

He's ok our landlord, he's a solicitor so he must know the laws pretty well. We had a dodgy light once and he sent somewhere the same day to fix it.

I'm just hoping he'll be really nice and let us have a dog, I asked him on Friday and he said he'd ring back. I'll ask him again tomorrow

It's your LL's property that is being damaged by the leak. So he has a vested interest in repairing it as soon as possible, I would have thought.I can afford anything that I want.

We had a roof leak and I rang the landlord ASAP while it was still at the dribble stage as a courtesy "I don't want your property to get damaged so I'll just warn you something's going off up there"... by the time the skinflint (he's dreadful doing repairs) went through his entire routine of fobbing us off for days at a time with dodgy excuses - the dribble was up to 4 buckets, running down through my wardrobe (I've actually lost clothes over this) and the decor STILL hasn't been fixed - I'd have repainted the small patch of damage happily if he'd fixed it quickly - but he's pratted us around for so long he's darned well going to do it and do it properly this time.Little miracle born April 2012, 33 weeks gestation and a little toughie!0
