mortgage help required please

Hi i had a offer accepted on a house requiring 85k mortgage i have a house and just sold it and offer accepted on another house for 100k.i was approved in principal and everything was ok,i was told i could borrow originally 104k and then refused 75k on affordability,im on 24k a year and as im moving up north with the same company my wages will be 21k and my wifes wages wont be considered as she will be leaving her job and looking for a new job when we move?
however ive now seen a house that we may only need mortgage of 70-75k,should be getting this amount?
please help as we are desprate to move as soon as possible and dont want our house sale to fall through,any ideas who to get a mortgage with?who would be the quickest to get a offer out?

    There's no need for your house sell to fall through if you rent in the area you're going to live in. Wait for your partner to get a job in the new area and find somewhere then without the panic, and the possibility of being declined. At the moment it sounds as if you're willing to grab any house, and any deal - why not give yourself a break by renting for 6 months instead?

    Who did you get the approval in principal for £104K for and were they the same people that then said you couldn't borrow £75K?

    Do you have any other debts?
    Credit history problems?
    Children?

    no bad credit history,i have loan and credit card which are being paid off with money from sale of house,it was 85k sorry yes approved in princiapal and told i could borrow 104k with same building society,
    i have 1 child.
    do you think i should get £70 to £75 with new house?a different one from other?

    Well you could speak to an independent Whole of Market mortgage adviser and he could go through you personal circumstances and sort out which lender best suits. Or you could try some of the lenders that are quite generous with their lending multiples/affordability etc, Nationwide, Halifax, RBS, if you bank with Barclays/Woolwich might be worth a go.

    If you ring around a few places though then you risk a few credit score searches and you will have already had one with Brittannia, if you speak to an independent mortgage broker the chances are he/she can match your circumstances with the right lender and avoid multiples searches.

    they were meant to be 4.25 x salary,how quick do you think i could get a offer?

    i would but theres no houses that rent them with pets!

    There must be a way round this - can't the pets stay with family or friends? Or have a look in gumtree/local ads for rental accommodation rather than through letting agencies. Buying a house is a huge decision and it seems madness to rush into it because of pets.
