Ensuite est and dormer est

Has anyone had either of the above done?

We live in a dormer bungalow with the dormer at the front of the house. The main bedroom benefits from the extra space of the dormer. Immediately next to our bedroom at the front is a small storage space probably 1.5 metres wide and 3 metres long. It starts to slope to the floor after approximately 2 metres. We want to turn that into an ensuite. To keep costs down, I am happy to lay the flooring (tiles) and to tile the walls / decorate.

Does anyone have an idea of the cost to:
1. Create a doorway to get into the space (currently there is a door that reaches about waist height for access).
2. Create a hot water connection (there are certainly cold water pipes, as the boiler used to be in the roof - it was replaced with a combi years ago).
3. Plumb in a toilet and sink. NB. The space is not directly against the exterior wall so waste would need to be piped over the stairs or over the landing.
4. Install a velux window.
5. Install an extrator fan.
6. Install a light.

The second bedroom is tiny and we would like to add a dormer to the rear or the property. Has anyone had this done and can give a rough estimate of the cost it? Probably out of our reach finincially at the moment but it is something we would like to have done in the next few years.

Any help would be greatly appreciated.

    Would suggest you get several quotes from reputable builders, there seems to be a lot of work. You'll definitely need building regs appro and poss planning permission for new dormer.
