Right situation is this...We accepted an offer on our house so we put in an offer for a house we had our eye on, been to see etc, we knew that the vendor wanted to be out of the house fast as she was downsizing etc, so she refused first, second and third offer but accepted final offer (which was the full asking price by the way!) that same afternoon estate agent rings and says that she has taken it off the market due to family probs and said that he didn't see the house been put back on the market in the future etc we where gutted as this had been backwards and forwards for like 2 weeks and we really felt like we had been left up in the air. Anyway 2 weeks later the house is still on the agents website and rightmove!!, have been past the house and the board is not up anymore. Have rung estate agents who have said it will come off within 24 hours etc but it never has ???? Have got someone else to ring and enquire but they were told it is off the market too. Now sorry for the long tale but we feel something is not quite right.
1. why would the house be still on website, when other houses have come off quicker?
2. Do Estate agent contracts have a certain time that they can still get comission just in case the vendor goes to other agent? could this be what they are playing at?
Or are we really just clutching at straws and they haven't bothered to take it off the web, but im sure that is not good practice as people will be ringing up and enquiring.
Any thoughts?

Personally I think you are clutching at straws. Why would they tell your mystery shopper [as it were] that it's off the market if they still hope to sell it?
1. !!!!-ups are far more common than conspiracies but not as interesting. Either they or RM are being a bit slow but it has been School holidays.
2. Why would the vendor take it to another EA when she's got an asking price offer from you through the first one and you're able to proceed.
My advice for what it's worth. Move on, find another house. It's wasn't meant to be.0 -

The vendor originally had it on for more, my feeling she has dropped it too low therefore she cannot afford to move,
I know, I know, move on, we have, luckily we have seen another property which we have offered on. It is just bugging me and tbh it was our dream house - ticked all the right boxes, but hey you can't have it all.0 -
Don't think you have to offer on the new property. You should probably keep looking. Don't buy a house that you are not completely satisfied with. In a couple of weeks, the next 'dream house' will show up.
Make sure you are completely happy with the new purchase. At the end of the day, you have to live there. If something nags at you now about the 'home' you are buying, it will always nag at you.0 -
I had a similar thing happen. I called up to view a property and the estate agent told me that the property was 'about to be taken off the market'. It was about 6 weeks later that it finally disappeared from Rightmove. My theory is that estate agents leave the properties up as long as possible to make it look as though they've got plenty of properties for sale. Once someone calls up about a property like that, they'll try and persuade them to view some of the real properties they've got instead.0

When we bought our flat, the For Sale bord was never taken down (they never bother to put up SOLD and we didn't think to complain of that at the time). It was in an awkward location, so we couldn't get to it ourselves when we'd moved in (on 1st floor and couldn't get to it from the windows). I called the estate agents to tell them to take it down (this is after we moved in, and I could see it from the window) and the woman refused to do so! Not because of the work involved, but because it was good advertising for them! So I said that I'd charge them an advertisment fee for every day it was up: it was taken down the next day. They are salespeople, living in their own little world now and again!0

I think that estate agents often leave" good" properties on their site to attract browsers/potental customers. Rather like when they fill up their page of the local property supplement with sold houses rather than have a dull page of unappealing properties that shows they haven't got much interestign property on their books. I guess it makes the site look better and it gives them the chance to say to interested parties... "Sorry that one's off the market but we do have this one that's similar..."
Eiher way if they are telling all callers it's off the market sounds like it must be.Just because somebody is certain doesn't mean they are right!0 -
This happens all the time, we are about to complete on ours and it is still there on Rightmove. When i asked the agent when it would come off she said the vendors had requested that they continue taking enquiries until completion (they had an almost complete sale fall through so are leaving their options open) They are not doing any viewings though. When we were looking we enquired about loads of houses which were already sold, typical response would be "that one is sold but if you are looking at 3 bed semis in this area we have..." If the house is generating lots of enquiries it brings people into the EAs. Don't worry about it.we have love enough to light the streets.0

My mum moved into her house last summer, it is still on rightmove today, for sale? HTH0
