You seem to forget that people's freedom to make their own decisions and for their own reasons.
If I were a seller, wanting to get near to the asking price, and was prepared to wait, that is my perogative.
Why should I subsidise you or any other would be buyer?

Maybe you need to be reminded our economy is nose diving, and maybe some facts and graphs about previous crash trends?0 -

Are you also looking at the houses on for 10k less that need a lot less refurbing? I'm wondering why you're looking at the ones you quoted and not considering the others as they sound a better buy from the start.
I don't think your offers are too low at all. Some would say too high unless your in a very bouyant area. If you're a cash buyer or one with mortgage approval and nothing to sell, then strictly speaking you should be holding all the cards.
Not all were refubed, just in a nice condition.
Some we just didn't get the feel for, were not in the right location or had already sold by the time we got a viewing. Or it was just before we had all of our deposit in place and didn't want to offer without mortgage in principle etc.
We are FTBS with a deposit and did have an agreement in principle until our MA could no longer arranged it. We still do but the rates have gone up so are in the process with HSBC now.0 -

If you're in a good position, don't forget it, and cave into deluded sellers demands. Just walk away.
We are trying, just getting impatient as we have waited for this so long. Plus hardly anything is coming onto the market and well priced ones are going very quickly. So it seems alot of buyers in our area may be in the same situation so good positions don't seem to be rewarded.

I think with case 1 this is the case. We were told this is his inheritance and he is not desperate to sell.
Case 2 I believe are as he has unfortunately lost his job and downsizing. He said he would rather sell than lose the house....which has just gave me a thought that maybe he won't be able to get a mortgage without a job??0 -
My experience is that some vendors are being forced to try and sell at unrealistic prices as the alternative is bankruptcy.0

This ‘come the revolution’ stance that some posters preach here ain’t getting roofs over heads.…hardly anything is coming onto the market and well priced ones are going very quickly. So it seems alot of buyers in our area may be in the same situation…...which has just gave me a thought that maybe he won't be able to get a mortgage without a job??

With all due respect I am not forgetting their freedom of choice, as is mine to not offer more.
And also, why should I subsidise someones future purchase or pay over the hilts because of their remortgages? All properties I have offered on months ago are still on the market so it can't just be my opinion. Properties well priced are shifting in a week.
I fully agree with you as I am buying and then I am selling quite often.A retired senior partner, in own agency, with 40 years experience in property sales & new build. In latter part of career specialising in commercial - mostly business sales.0 -

Do you not think I would have if I could? They are going before even the chance to view them sometimes. A property we previously had an offer accepted on, a week later to the day then fell through because they went through another EA and found a buyer who could have a survey done more quickly than we could...this is still a mystery to us as why not tell us there is another offer on the property. So we have tried.
