You'll know if you've got a macerator as you'll hear the motor start up when you flush the toilet.

Re water mark on ceiling in odd place - if you have a leak the water can run along a joist until it finds a gap or join to run to, so the water mark could be some way away from the place where the leak is originating.

    Check the bath overflow too.

Smells may come from basins where part of the sealing water from inside the trap is sucked away. Anti syphon traps are available.

If there is no open stack pipe or durgo valve fitted in the soil water system, it is possible that the water in the trap is partially emptied allowing the smell to come from the drains. If it only happens sometimes then this could be due to the water in the trap being lost when 2 toilets and/or basins are being flushed/plugs pulled out.

Thanks Dadsarmy, but I have to confess I'm lost with all this.... it is not so much smells - as we only get smells when the loo is full of foul water - but regular flushing solves this - but it is not very nice to see!

    I don't think we have a macerator as I don't hear anything....

I'm going to email the builders see what they say - but I know from my neighbours experience they were unhelpful and tried to blame her for the leaks. As far as I know we haven't "done" anything to make the leaks happen...if we have accidentaly "done" something which has made the leaks happen I guess we just need to claim of the house insurance...

Wish me luck with the builders!
    You're my wife now Dave.......
