Renting problems

I am just in the process of renting a new place. The agent has as per usual asked for 2 weeks up front as a holding deposit which i paid a week ago and then wants 4 weeks deposit and 3 weeks rent as we are moving in on the second week of august so they only want us to cover the rent until the 31st august. Previously I have always paid just 1 months deposit and 1 months rent and then my moving in date (in this case the 8th august) has always been my rental payment date. But this agent wants us to have the following months rent in by the 1st of the month every month and paid by a standing order and this is a problem as standing orders take 3-5 days to clear so this would mean paying the rent on the 27th-28th of the month at the latest, problem is this means we will have to pay rent before we get paid and in august will have to pay almost 3 months rent out of one months salary. Do they have the right to set a date without any flexibility or can I argue this? anyone any advice?

    What about the "holding deposit"? Shouldn't that be included and the seven weeks' money you have to come up with up-front? Ask them if you can pay an extra week's rent with your deposit and the first month's rent and pay your rent every month on the 7th instead. They and the LL might be reasonable, you never know
