Simply no interest in my house

    Perhaps the vendor should come round to the idea that he is going to have to sell for a loss.

    A competitively priced property will generate interest, and no amount pushing by agents is going to make someone offer on an overpriced property.

    The fact that you are receiving no offers means that the price must be so far off the mark, buyers arent even willing to entertain looking at the property.

    We all make mistakes in life. How much money have you paid in interest since Feb2008? If you reduced the price of your property by that much and sold in Feb 2008 you would have been no worse off than now.
  • Can you rent out the house? Could you get enough money in rent to cover or nearly cover your mortgage? You must be managing to pay the mortgage and the rent in Edinburgh at the moment - so renting could ease the burden.

    You could "tart" it up a bit get rid of your furniture and try and find a tenant.

    If the potential rent is enough to make it managable - you could try and get an income from it for a couple of years.

    I don't have a clue what rents are in the area where your house is situated - probably £350 - £450 per month

    Just a thought.

    It's probably not like that but badly presented and that's the impression from the photos.

    Honestly, photos are horrible! It is not inviting to see the house at all and they are quite blurry. Clean up the house and give some light there!

    The weird pixellation effect make everything look stained and dirty too.... is the carpet really covered in black and green splodges?

    Hi OP, you definitely need to spend a bit of time clearing the place out and smartening it up. The pictures do it no favours, and as already said the info isn't even correct! Very bad and lazy marketing by the EA's.

    You can get paint in bulk quite cheaply from the likes of B&Q, and this would freshen the walls. The bathroom looks a good size, so emphasis the good points. The patio looks green, so give it a good scrub and as already suggested put a few plant pots out for photos. It all looks tired and like someone has left in a hurry.

    You do need to put in effort in this competitive market, and present a house so someone will want to come and have a look. As being presented at the moment, people will look at the pictures and move on. Good luck OP.

    What is bedroom 4 dimensions? In the title it says 3-bed house, but gives the dimensions for FIVE bedrooms???? Oh, and I would say drop "in need of modernisation" from description, is viewers can decide for them selves that...

    Have a proper house description, as the one that is there doesn't give me any info (and put dimensions in metres as well!!!)

    As I said in another thread (strangely, a thread about this thread), could you not let out to students? I realise it's almost two miles away, which is slightly too far, bt could you not think along those lines?

    Was this a "slum area" prior to the housing boom? The reason I ask is that a) the area looks it and b) where I live, there is a slum area close by where big houses used to go for under £20k. Come the boom they started going for silly money, like around the price of yours, however, in this area, the prices have hit the floor big style. I think it was BTL and occasional FTB's that were buying them up and now want rid of them like there's no tomorrow. The areas are still slums, despite all the new build apartments etc. I know this won't help your plight, but i'm curious to know if it's a similar type of area.

    I also agree with the other posters that the photgraphs are awful. AND for the sake of a day spent sprucing up, you could add thousands to any offer. Cleaning, tidying, putting plain fabrics on windows, beds etc. Try and make it look as neutral and unoffending as possible. At the moment it looks like a doss house, but you can generate interest by not presenting this image in your marketing.

    Fix the kitchen, clear out all the junk and do some decorating (you can get enormous 10 litre tubs of white or magnolia paint from Homebase and similar places for about £15 - two of them would probably do your whole house. And instruct a different agent!
