Dual Agency Qeustion

We are on the market with 2 estate agents, and have a second viewing tomorrow on our propety. According the the agent the couple viewing are very interested in putting an offer on our property and are putting their property on the market.

If an offer comes in and is acceptable do I accept in principle only and keep our house on the market as their property has only just gone on the market?

Also the owner of the property we wish to purchase accept our offer in principle until we had accepted on offer on ours, if an offer is put forward to us which is acceptable shaould i get into touch with the agents we're buying from to get them to take that property off the market as we have had an offer on ours?

    If you get an offer the very most you should do, and do it with a ‘pinch of salt’, is to give a ‘ball park’ indication of if the offer is somewhere in the region of what you may accept. The reality is (my preference) it is not really getting too hung up on offers made on your place until the offerer/s are in a position to proceed. Either as ‘nowhere to sell’ or ‘sold’ with complete chain formed.

    The same for the place you wan to buy I doubt any half decent agent would advise their client to talk about offers, from you or anyone else, as you would not be in a position to move forward if the offer was accepted.

    As to ‘taking off the market’ you would need to be in a position to proceed as well as being somewhere down the line as far as valuations, legals, etc.
    A retired senior partner, in own agency, with 40 years experience in property sales & new build. In latter part of career specialising in commercial - mostly business sales.
