EA nearly as evil as IFA!

OK, so following from the "IFA who thinks surveys are pointless" thread, here's my blurb on the EA I'm trying to buy from - warning - it's a rant!
I have called daily since Monday with an informal offer which I had hoped to have her run by the vendor before I got the solicitor onto it.
She has repeatedly promised to call me the next day - every single day I have had to call her.
She has lied to me about the house's age, and lied about speaking to the builder (because I now know who built it and she named a different company entirely). She has lied to me that there are viewings over the weekend (they have refused to allow me the keys overnight, and are closed all weekend, and the vendor isn't around to do viewings as it has been a rental property, so there obviously aren't any viewings this weekend!).
She has got the figure I had offered wrong (ie £1k less than I actually was offering) 3 times since Monday.
She now assures me that my offer will be accepted. Can I believe a word this woman says? And can you even begin to imagine how AWFUL she would be to deal with if you were trying to SELL a house!?!?!?
To top it all off, I wanted to get the offer underway today but my IFA has disappeared from the face of the earth, and he's meant to arrange offers via his solicitor, so that's me probably had my chips until Tuesday.
I hate this property malarkey! :mad:

this is what yu have to do ok..
Put an offer in writting through the EA door tommorrow, adressed to the branch manager, ask the manager to call you, to confirm the offer has been recieved,and if its acceptable..
After that, Pm me Tues Will advise you ok

You need to put in a formal offer to the EA to show that you are a serious buyer, why make informal offers?
The agent is correct in not giving you the keys over the weekend, how would you feel if an EA you instructed gave the keys out to anybody for a couple of days? If they were to move in & take squatters rights, it could be months before they could be removed.0 -

The agent happily hands them out during the daytime, with security, and she also knows where I live and work. I only wanted them overnight so I could ask a builder friend to look over the property (they don't do viewings after 5pm).0 -

Not 'binding' but it involves the expense of a solicitor's letter and time, and you are liable for the other party's costs if you withdraw an offer, I think.0
