Extension quote with full renovation - What do you think?

Hi,
I've now received planning permission so trying to get quotes. I live in London.
The extension is a double storey side and a single storey at the back with the first floor coming out 1 metre over the new gound floor extension. Total extension area is 63square metre. It will also be a complete refurbishment ie new roof, electrics plumbing with wet UFH on ground floor, double glazing etc. Total of 2 bathrooms.
First quote back £118,000.
I did prepare a detailed specification but I think this has scared a lot of builders I'm not sure why I think this way.
Any builders out there that don't prefer a detailed specification?
What are peoples gut reactions is too high, I am getting more quotes which I will post online?
I was told the quote is to start next month but if I was to start in 6 months time which is what I would prefer to do the pricing will be different as he says it will be higher, what do people think?
Do people think prices will go up in 6 months time? What do people think?

If the guy can start next month (the job may last a while) this means he has little in the piepline.
I would read something in to this.
If they guy could fit you in soon for a smaller job that is different- most trades leave a couple of hours spare now and then to slot in speculative work.baldly going on...0 -
