House Buying - Inventory?

Hi All,

I'm in the early stages of buying my first house.

I popped round the house last week to take a few pics of the bathroom (needs replacing) and asked if the owner was leaving anything (I asked as it would be easier for me if she was to take most things as I already have a lot of furnishings.)

The owner rhymed off things she was taking. So, now I'm wondering if I should receive an inventory? Is what is shown on the sale advert part of the sale??

I've since received a letter from the owner, which mentions items she wants to take. Is a vendor legally obliged to leave/replace partcular things?

    you will get a long form (fixtures and fittings list) from your solicitor which the vendor will have completed and which lists all the things she is leaving and anything she is taking away which you would normally expect to be left. do read it carefully and make sure you and she have agreed what she has written on the form

    Yes, their solicitor will send them a huuuuge form where they detail everything that is staying/going or doesn't exist.... right down to the toilet brush.

    They will tick each item for: Yes, No, N/A
    That becomes part of the contract

    They are not legally obliged to leave/take certain things. They take/leave whatever they want and what they put down on that form.
