What is Tepilo?
Teplio is a platform that allows you to take independent control of buying and selling your home.
Why should I use Tepilo?
Some people will always prefer to use an estate agent. But for those of you who would like to take control of the sale of your home, often your biggest asset, we have created Tepilo. This site simplifies and explains the whole process which is often perceived as something more complicated than it really is. We are here with all the advice you need to get through through the whole process, and of course to save you many thousands of pounds at the same time.
  • Tepilo is completely free to use - with no charges for uploading your property or commission on the sale.
  • Tepilo makes it easy for you - the site is packed with advice on buying and selling, including a library of hints and tips that we are constantly updating.
  • Tepilo provides practical profit enhancing tips - the "design for profit" section lays out ideas on how to design your house to maximise your profit.
  • Tepilo hosts the negotiation process through the site - you are completely in control of how much they want to offer or accept on a home, but by negotiating on the site, Tepilo gives you more opportunity to get a good deal or hold out for the price you want.
  • Tepilo encourages the personal touch - using owner descriptions and a magazine style layout, we aim to give buyers much more of an insight into what's great about each property.
  • Ask Sarah - if you get stuck you can even ask Sarah a question directly through Tepilo, and you may even win a home visit or consultation.
Who's Tepilo for?
Everyone. Anyone who is looking to buy or sell a property, is interested in property, has a property-related question or wants to know more about how they can maximise the value of their property.
Why's it called Tepilo?
When I was a child my father used to tell me stories about a fantastical palace called Tepilo; a wonderful place to escape to. It seemed the perfect name for my new property site!
Safety guidelines
If you have decided to do viewings yourself we would strongly recommend that you do the following:
  • Never give more personal information away than necessary i.e. place of work, times that you work, dates on your holidays etc. If asked try to be more vague than rude.
  • If you live on your own, don't mention this fact to potential buyers. Consider getting a number of viewings at a similar time and invite a friend over to be with you whilst they are going on.
  • Whilst you may not want to give people free rein to wander around your home, try to resist the temptation to fill space with words and point out, ‘this is the kitchen - we have cupboards, an oven, fridge, sink' etc etc. It's best to hang back a bit and let people imagine what it would be like to live there - at the beginning and end suggest they ask any questions if they have them but leave detailed descriptions of how you built the wardrobe in the bedroom with your Uncle Walter alone.
Can I use an estate agent and be on Tepilo?
Yes is the simple answer, however, make sure you are squeaky clean contractually. Otherwise you may technically be liable to pay multiple agency fees and/or still have to pay the agent if you sell through the site.
Where does it cover?
Tepilo will feature properties for sale across the whole of the UK.
How do you deal with the legalities of buying and selling a house?
We offer clear legal advice throughout the process, but people are still responsible for appointing a solicitor once a sale has been agreed, just as you normally would.
Does the site get involved in the negotiation process?
The negotiation process is carried out through the site, which helps to depersonalise the process and so take the emotion out of the transaction.
Users are completely in control of how much you want to offer or accept on a home, but it does give you more opportunity to get a good deal or hold out for the price you want.

The site was conceived, designed and developed by Sarah Beeny, Graham Swift, Will Miller and digital agency Codegent.

I read about this in "Mums In Control Magazine. Sarah Beeny has set up a website, to cut out estate agents.

    There isn't much to lose by giving it a shot is there though? I'm having a little think about it in my head - how to organise decent photos etc

    Phew! I thought this was going to be about a Sarah Beeny scandal. She is one woman on TV I really like. I'd hate to be disappointed. Sometimes you just would rather not know. I still clicked though!LOL Glad it seems to be +tive so far.

    There are plenty of agents that are 0% commission that advertise using rightmove, I don't really understand why anyone would use this service, apart from the fact she is a TV presenter.

    I think her tv & property related profile might just be enough to raise a half decent profile for the website. It's still not rightmove but it is free!
