Long time to get a HIP done, really cheesed off!

This is a rant really, as I guess there is nothing I can do - but anyway.....

I am being forced to sell a house, as executor of a will, and said house is 300 miles away from where I live. I signed the EA forms on 25/06/09, including paying for the EA's recommended HIP - which was £400 but as I liove so far away it seemed sensible to do it through them as they have the house keys anyway.

3 weeks later the HIP is still not completed, and today I've been told that it will be the end of the week before the energy cert. bit of it is done. So basically it will be 4 weeks from paying for the thing before it is completed. In the meantime, no real marketing of the house because the required stupid little bloody graph hasn't be drawn yet. Which the EA has said that nobody reads anyway.

Grrrrrr !!! Rant rant rant....

How long do these useless bits of paper usually take? I feel very ripped off here....

    Useless bits of paper can usually be turned around in 4 days, some take a little longer but a month is ridiculous!!

    Called my HIP man on one day and he was out to the house the next day and at the end of that day had the basics emailed to the agent ready for marketing to start. He told me the rest of the HIPs will take 10/14 days.

    I assume this is good?
    A retired senior partner, in own agency, with 40 years experience in property sales & new build. In latter part of career specialising in commercial - mostly business sales.

    I think I just got unlucky by the sounds of it. The EA said several people had been off sick at the valuers who does the HIP for them - maybe blame swine flu or something....

    Mine took exactly one week and cost £344.

    I'd give the agents a ring and tell them that their performance and attitude better improve, or you're going with another agent.

    There are very few properties that are coming onto the market at the moment, so if anything agents should be acting more quickly, not less.

    Usually the delay is getting the searches because some Councils cause delays here, but the EPC gets done very quickly as the inspectors want the work. The estate agents did have keys to let the energy inspector in?

    Oh yes, the EA have a full set of keys.

    They are blaming the EPC people - and sound as fed up as I am, to be honest. Oh well, should be done tomorrow apparently....
