i'ma bit confused, so what if they have a mortgage on it, 90% of people do - how do you find out if there is consent to let - will it say, residential or buy to let, because the examples doesn't???0 -

ok, I've downloaded a "title register" of a property that I thought was a buy to let,and it is.
On the front page it states "REGISTER EXTRACT" and has the following sub titles:
Title Number
Address of Property
Price Stated
Registered owner(s)
Lender
The registered owners address should be different to that of the property that you are renting, if they have a buy to let mortgage.
If the address is the same as the property they are renting out, the landlord took the mortgage out on a residential mortgage. The landlord will need to have Consent to Let (or Consent to Lease) from his mortgage lender and it must still be in the time frame that they agreed to allow the owner to rent the property out for, for a tenant to have a legal let.
The only way to get this is to ask for proof of this from the landlord or letting agent. One person before suggested saying something like "A friend had trouble as the landlord hadn't got permission and I don't want to end up in the same situation". A landlord that has this consent to let letter will be able to show it to you and it should also state how long they have been given permission for, to let that property. If they don't want to show (can't show it to you) then I would not rent that property.
In these deeds, by also looking at section C: Charges Register, it will show you if the landlord has been taking out more secured loans against the property since they bought it, up to the date you downloaded the deed.RENTING?
