Dissapointed with my conveyancer-cash buyer of an auctioned house

I bought a freehold house at auction and paid 10% on the day so contract exchanged. My conveyance was appointed 10 days before the auction and he checked out the legal pack (was very slow and confusing as his assistant mixed up the legalpack with another property, I was only advised my property looks ok on the paper just 2 hours before the auction!)
it's a 28 day completion, shouldn't be a problem as I am paying cash, but 10 days down the line, nothing seems happening, I have been calling, emailing everyday just no reply, only managed to speak to him onthe phone once so far, didn't get any answer but he asked me to chase up the document from the auctioneer instead! I did it as I want to speed up although thought it's his job!! Up till now I don't know whether he actually got the document because I just couldn't get hold of him neither phone or email!!!
Apart from being slow, he seems reluctant to do anything as he told me there is no point to look into anything as I have exchanged and paid 10% so there is no turning back anyway!!!
I did have a very serious query about the planning permission of the house because I read through the planning history of the site where the house was built on, it appears that only garages were granted to built, but the application to build dwellings on the site was refused, I am getting extremely scared,how bad this can turn out? Will it be demolished at some point if it doesn't have planning permission ( it's a repossessed house and did has a mortgage on), can anyone advise this? So stressed out can't sleep at all.....

Sounds like he isnt communicating - he should at least explain the process.
What is it you want him to do exactly? His point is that all the sort of checks you mention should have been done before the auction as you are now committed come what may. Having said that, I guess it should be simple so why doesn't he just get on with it?0 -
I just want him to confirm the house is legally sound, if somehow it wasn't ( touchwood!) what's the problem and how to deal with it or what are my options, I know it's bit late since I have committed withthe 10%, but I believe I got the right and he is responsible to advise what could be the hidden risks as my coveyance, isn't he?
He said the procedure is as simple as sending me a statement, me signed it and transfer balance through, then all complete, but nothing is happening....0 -
It might be possible to get an indemnity insurance policy for the planning permission issue even though you've already exchanged perhaps?0
