Hi OP, if you are sure you can get rid of the LA without any penanlties, then I am sure you can do it yourself, but it is really advisable to join a LL's association so you can obtain good advice on what your responsibilities are, and also have access to documents like AST's and doing credit checks. The annual fee is not that great, and can also be put against tax.
We started off using solicitors, but now use the National Landlords Association for our AST's, there are other associations available who you may prefer. You can tweak them a bit, ie add other things they don't contain, or remove some that you don't want, by all parties signing the strike through. We have no problem with tenants hanging washing outside in the garden for instance!
By joining an association you get news letters on the changes in law, free access to various documents, telephone advice, courses and a mine of information and experience. You really have to approach it in a business like manner, even if your tenant is lovely etc, keep records, do all the necessary checks and apply the law at all times. Good luck OP.

What you need to be aware of misscoreupted is that you can whip out current clauses & slap any new clause you fancy into your tenancy agreement *and* have your T sign it in blood, only to find out that it won't stand up and it doesn't fully protect you or your property. Cut corners on your legal documents and it can cost you dear.0 -
Other issues aside, there's no need for you to do anything re an AST ... just let it run out and they are then on a periodic tenancy (no paperwork required). Previous agreement applies, they can give you one month's notice, you have to give them 2 months' notice.
As you're about to have a baby, how would you cope with a phone call on your way to the hospital saying "House has burnt down, come quick, get me a new place to stay/live"?0 -
