If a property is bought off-plan, is the developer suppose to give a completion date, as oppose to "properties will be available sometime in the spring?"

No, developers do this because their building timetable can slip.I'm a Forum Ambassador on the housing, mortgages & student money saving boards. Don't get me started on this topic :mad: !! The house I'm waiting for is one I put a reservation fee down on LAST JANUARY. That's right, January 2005 !!! We were told initially that we would be completing somwhere around October. Then that slipped (due to some ever changing story....) to early November....then it slipped again to early December....and here we are in April, still waiting. The builder won't give you a 'date' until they know they're ready with an absolute cast iron date. And then they give you seven days (NHBC certify the building, and at this point they issue you your notice period) in which to put everything together and complete. So, we wait for over sixteen months for them, and they give us seven days. :eek:
I was prepared for some delay, and I know it's not usual for this length of delay, but let my story be a warning to you. Having said that, I'd quote the old saying 'Buyer beware' with any house purchase. It doesn't matter how you buy, private sale, EA, new build, there will always be problem sales...
I'm just hoping the May Day bank holiday weekend (the new date being bandied about by our house builder at the moment) really does turn out to be our moving in weekend. I'll not be holding my breath, mind. :wall:0
