can the landlord show the place when we are not in?

We are in out final month and gave notice to leave and he just came with some prospective tenants. I am at home as I have a flu (yep, swine flu) but he called me when he was in front of the house, so he was going to show the place without us being in , it was just his bad luck that I was in.

I have valuable stuff which can be taken even in a pocket and as it's a mess with the moving I may not even notice that something it's missing

I told him that I am not ok with him showing the place when we are not in and he said ok, I won't, but I don't believe him. What can I do?

    He should give you 24hrs notice in writing before entering the property at any time.

    Change the lock. change it back to the original lock when you leave. if you get the same size/type, it will just slot in, will take 5 mins and a screwdriver.

    My tennancy agreement does state that in the last month the property should be accessible for viewing but also that they should give 24 hours notice before bringing anyone around.

    Check to see if your contract has something similar and bring it to his attention?

    Contracts are totally irrelevant (excet to persuade landlord of his own agreements).

    You have a statutory (i.e. written in law) right to 'quiet enjoyment', which basically means you don't have to let the LL in at any point, although it is good manners to be reasonable. Statute overrides contract as you cannot contract to change the law!

    However, LL do have a right to access a property for emergency repairs.

    As per princeofpounds earlier post, a clause in a contract is not always enforceable because it is over-ridden by statute. In the case of this type of clause which instructs a tenant to allow viewings, it's really a 'nice to do' rather than 'have to do' because even if the landlord provides notice, they should not access the property unless the tenant gives their consent (and they don't have to).

    Having said that, I'm always curious to know how many tenants that are aghast at having viewings and refuse to participate actually gained there tenancy after viewing the property with tenants in place!

    I don't think it's ok to change the lock, the idea with the alarm it's nice, but he will anyway enter ...
    There is nothing in the contract about this.

    I have nothing against viewings, but it should be done when I am in.
    What happens if I find something missing? I could accuse him of stealing ? (today I had my ring, earrings, etc on the bedside table as I couldn’t stand them when I had fever, an expensive camera on the desk, let's say that laptops and big things can't disappear, but small things can be tempting and you never now
