    So, MSE peoples, how is your local area doing????????

    Well, for my local area, prices of detached houses are down around 95% from the peak. That's quite a big drop!


    Just by way of explanation, the local area I am talking about is London N2. The peak figure included the sale of Toprak Mansion at £50 million, which did rather distort the average figures for that quarter. So, I think you need to be a bit careful looking at figures for a particular area.
    No reliance should be placed on the above! Absolutely none, do you hear?

    Yet these sales volumes were enough to drive actual sold prices up 8% in just one quarter.....;) And now down only 6.9% from peak, and still rising.

    If thats "dismal", then long may it continue.:D

    Yes, the figures being reported today are the actual sold price data from ASPC for Q2 2009, which handles 90% plus of all property sales in Aberdeenshire.

    I would imagine older survey data, (as opposed to actual sales prices), as you quote above, may well show bigger falls. Particularly given the increases recently.

    Registers of Scotland actual sold price monthly data series is showing similar rises btw.

    As I stated, depends which index you look at, and you are TELLING me to look at your index.

    Like with everything, different index's show different things.

    Also your sales data is wrong. I'm not saying prices in aberdeen are not sticking unlike the rest of the country, but you are slightly overegging the situation.

    Well yes, I'm saying that actual sold price data registered with solicitors and the RoS is the most accurate. Rather than a single banks survey.

    Oh go on then, I'll bite. Why are the sales wrong?

    I think it's about time people on both sides of the fence just accept that Aberdeen is a relatively unique area. Not sure why it's worth getting shirty over.

    Go to https://www.home.co.uk, you will see that it states over 2000 are currently for sale in Aberdeen.

    Oh right, so your talking about the city only. Right, yes I did do aberdeenshire. Never knew we were narrowing it down quite so far. No quite sure what this thread proves then.
