We've had a few quotes in for the following works we want done to the outside of our house.
Company B recommended the metal garage roof and total cost will be ~£4k
Company A have taken a few hundred off their original quote to give us this price, company B say they've already given us their best price.
Company C came in at £7.5k so have already been discounted.
We have a recommendation from a friend for A but none for B.
* this might be handy as the garage is right next to the house and we will be getting cavity wall insulation done and repainting the external render in next 6-12 months, so not having to get scaffolding over the garage would be a cost saving then.
Any thoughts on these prices and also the dilemma over which would be the better roof to go for would be welcome. Apols for long post...
- remove asbestos cement garage roof (approx 18sqm) and dispose of it
- remove asbestos cement lean to roof (approx 3 sqm) and dispose of it
- replace asbestos roof with either A) felt, including reinforcing and replacing coping stones and flashing as appropriate, leaving us with a roof we can later walk on* or
corrugated steel which we couldn't later walk on
- remove and dispose of all original asbestos cement guttering and downpipes (for idea of scale it's a detached 2-storey, 3-bed house) and replace with UPVC
- remove and dispose of original asbestos soil pipe, replace with UPVC
- remove (partly rotten) fascia boards from the front, 2-storey height, and replace with new timber primed and painted white
- remove small rotten end section of fascia board from single-storey extension at rear and replace with timber, repaint whole fascia white (currently dark blue)
- replace triangular section of wooden cladding above double porch door with new timber cladding, primed and painted.

I would use neither roof type. Felt is a 19th century invention that needs regular replacement. I would not use steel as it can be noisy and short term too.
I would replace the aspestos with marine ply , EPDM (rubber sheet sigle piece bonded), new edges etc etc. Or liquid rubber over same. You can walk over it.
I would quote arond £4500 for the lot, but maybe suggest UPVC facias to go with the new gutters. Less maintenance the better.Add a few hundred.0 -
Thanks for the response knowloads. Good to know the prices weren't way out and interesting about the material recommendation though on that front things have changed slightly now and we may be getting a tiled roof rather than replacing the flat one.
On the fascias, I specifically requested timber. I really dislike UPVC fascias so I have had to promise OH I'll be the one up the ladder maintaining them....0 -
I would also go for EPDM I have it one 4 flat roofs , 1 garage, 1 bay, 1 porch and 1 small rear extension. Marine apply on two of them I know as I had paid for it 2 years ago. You could go for liquid rubber or perhaps fibreglass too both more expensive but last0
