Then why keep trying to convince everyone else, if I thought I'd bought a house and made the right decision, I wouldn't give a toss what others thought on a forum, in fact I wouldn't even be here discussing the issues. I would suggest that you cannot get the finance because you have no equity or money.

I have no need to buy more houses. I have plenty of equity and cash, but I still don't need another house. Particularly given the fact that prices here have fallen very little from peak, so "bargains" are not really available.
