Obviously, most tenants would rather rent from a professional, properly run organisation than an individual amateur.

I'm not sure this is true. I'd certainly rather rent from an organisation than from a clueless or careless amateur, but for really happy renting with the flexibility of personal service, the best of the amateurs would beat a large organisation hands down.

I'd imagine the standard of the average prison is indeed well above that of the average new build, yes. :)

I know someone whose job concerns social housing. He tells me that housing associations have been trying to buy up some of the bargain new build flats that are flooding the market. But they can't, in many cases, because the new builds don't meet the standards required for social housing. I didn't ask him in what way they don't meet the standards, I'm afraid - I wish I had, now.

Tyre performance in the wet deteriorates rapidly below about 3mm tread - change yours when they get dangerous, not just when they are nearly illegal (1.6mm).
Oh, and wear your seatbelt. My kids are only alive because they were wearing theirs when somebody else was driving in wet weather with worn tyres.

True. Apparently, many of the new builds are far too small to be used as council accommodation - that much I do know.

As I posted a few days back, social housing looks like a very good sector to be employed in over the next few years.

Even 'professionalising' LLs could be good, as Adam Smith (almost) said..."a group of professionals rarely gather together under one roof without the talk turning towards collusion against the public"
am: with respect,: what did he actually say?

I'm interested and I haven't got a text in the loft to help me..

People of the same trade seldom meet together, even for merriment and diversion, but the conversation ends in a conspiracy against the public, or in some contrivance to raise prices.

It's from The wealth of nations, Book I Chapter X, and you can find it about two thirds of the way down this page: http://www.adamsmith.org/smith/quotes.htm
