mobile phone masts

i am considering buying my council flat but one thing is niggling me - there is a mobile phone mast on my roof (i am on the top floor). apart from possiblehealth hazards do these masts make it harder to sell a property/rent a property out? will it affect the value hugely? i can get my flat for 92k (very very central london - EC1) if i want it...but am worried about the mast.

does anyone also know whether tenants of council propeerties are entitled to any income generated from the block/estate i.e. masts? we are certainly liable for any costs to it! :confused:

    Im telling you now, it wont affect renting it out ( I certianly havent looked for mobile phone masts in the vicinity of the area when ive been renting, nor do i know anyone who has!) that is a fab area, and likely to be fully rentable for that reason.

    I dont know about buying mind you, It wouldnt put me off I dont think, I have my mobile phone strapped to my head quite a lot of the time & fairly sure thats more risky :confused:

    I hazard that the council will be recieving some kind of income from the co of the mast, and this will be passed on to all consumers via your council tax not going up. Phone your council (islington) and speak to the person ( probably in tendering or similar) adn ask. Doesnt cost!

    I got involved in a Local "Action group" on a phone mast application which we won. One of the things which came out of the research we did was to do with the signal of highest density. The best place to be situated with a Phone mast is directly below it!!!!

    the council told me that mystic_trev - apparently the 'waves' or whatever they are travel sideays and not downwards - i thought they were pulling my leg though, perhaps i should believe them for once :rotfl:

    That's the area where my nephew lived for a while before taking advantage of RTB, perhaps even the same block as you :p You'd be silly not to buy it for the rental opportunity alone. There is a college nearby & hospital not too far away so has excellent rental potential.


    I don't know if the owners of phone masts pay rent as such for siting their masts, I think you'd only get any rental income an external source such as a mast if the block were collectively owned by leaseholders who have aquired the freehold.
    The bigger the bargain, the better I feel.

    I should mention that there's only one of me, don't confuse me with others of the same name.

    Personally I wouldn't buy or rent anywhere that near to a phone mast.

    Your problem is that other people will think like me. When you come to sell this will slightly limit your market. May affect the speed in which you sell and possibly the price.

    Your problem comes, not from the risks associated with mobile phone masts now but from the risk of any bad publicity they get between when you buy and when you sell.

    Burger the phone mast, just go on RightMove and search the EC1 postcode, there is a 1 bedroom flat and a studio on there .... for under £170K - nothing, zilch, zero for under £160K. So if you can buy for £92K in Islinton you'd sell for a profit when the discount repayment period is over even if it had a ferkin nuclear reactor on the roof. Unless, of course, the market drops by 50% when it would probably to still worth the price you paid.

    Yes, this is absolutely correct.

    I still wouldn't buy or rent somewhere with a mobile phone mast on the roof though! I actually passed over one last time I moved - but that was more because it was in an ex-'local authority' block and it was a fscking dump.

    yes, i did a search on rightmove and came up with the same thoughts. both those flats are on fairly 'grotty' estates, my estate is smaller and has just been done up, but i guess 160-170k would be about right *fingers crossed*

    suppose i'd better get an estate agent in to look at it to see what they would value it at...i won't use foxtons though, they would probably put in on the market for 250k and call it a loft because i am on the top floor!!!
  • Having worked for several mobile companies as an engineer, Iwouldn't hesitate for my own health or that of my 4 kids! That being said, Joe Public does have mixed views which may affect rental potential. I would be more concerned if I lived in a flat opposite though. Hope this helps.
