Buying a garage off the council, advice please.

Hi,

I'm half way to buying a garage off the local council and would like some advice. Its one in a block of seven. Five private,two council. I have some questions, how do i go about answering them.

1. Do i own the land the garage is on.
2. Do i own any of the land that is in "front" of the garage.
3. Is there ever any problem/ charge for access.

I have asked the council.

My second question is do i need a solicitor, and if so, what for.

    I would bet very strongly that you do not own the land, just the right to use the garage. I suspect there will be some fees involved for 'ground rent' and maintenance.

    If I am wrong and you do own it, you may be able to buy two garages (or more) and make a small double story flat there to rent out :)

    Round my way (Midlands) you own the lot. (the land the garage sits on and roughly the same again in front.

    I would get a solicitor. Might not be cheap but at least you know where you are for sure.

    I looked on the Land Registry website and for £4 downloaded the boundaries, its freehold and includes the land the garage is on, and a corresponding area in front. Then there's a shared bit of land that leads to the road. It would be interesting to know where the public highway starts and ends. (or maybe i'm being too geeky).
