burst water pipe diclose in HIP?

Hi,
we are looking to sell our 2 bed semi.
in january this year we were house sitting for my mum, it was the time of the really freezing tempreatures. Unfortunatley when we returned home we had had a burst pipe in loft due to freezing pipes and the house was damaged.

ceiling partly came down in spare room, and flooring soaked throughout. The insurance covered everything, we stayed away from property and a drying company had dehumidifyers on for months until completly dry and passed there tests. We then had a builder come in and replace damaged ceiling, re plaster upstairs rooms, and replace flooring and under-floor insulation. Then new carpets and flooring throughout, and fully re-decorated throughout. also electrics checked and new sockets to any affected areas.

we have been back in the property for 2 1/2 months and no damage or defects showing from the water damage. As the dryers told us the property is probably dryer now than it ever was!

We need to now sell and get a bigger house, for growing family. My question is do we need to disclose this in the Home information pack (HIP)?

Obviously this could reduce the selling value of our home, do we really HAVE to say anything? Or should we avoid saying anything and risk it coming out in later stages? but how could it? would any searches show it?

I believe we should put it in, but my partner says we shouldnt as it would de-value the house. :confused:

I have never sold a house before, so am new to selling process.

any views or help greatly appreciated.

    I don't see why it will devalue. The surveyors report will say that x, y and z have been recently upgraded redecorated and the place is in a good condition.

    In one of the solicitors list of questions, it will probably come out that there was an insurance claim for burst pipe, but so what? Who cares that the insurance paid out rather than you upgrading. As long as the problem has been fixed, its not an issue that could reoccur.

    I wouldn't bother - stupid to leave house in winter with no heating - yes.... no different to stupid - leaving hob on and setting fire to kitchen... it's not a problem with the house - it's the muppets ;) that live in it....

    would it not put people off if they knew water damage had occured?

    im not clear on whats in a HIP is there a surveyors report in that or is that a separate thing?

    it is all fixed and looks better than ever, and insurance paid out for everything to a high standard, we made sure of it!

    we did leave heating on but its rubbish storage heaters, which are never great and didnt realise it was going to be quite as cold as it was, it was the extreme -8ish tempreatures and we thought the pipes were lagged enough to cope, how wrong we were!

    No surveyors report in the HIP, only the PIQ (property information questionnaire) Its does ask about flooding but i think it means from rain water.
