I know that wrangling over fixtures and fittings is sadly common, and it is now happening to me. The vendor, having initially (verbally) agreed to leave all carpets and most of the curtains and fittings, is now on the fixtures and fittings list saying they are “available at extra cost”. True, you have committed at that point, but you have committed to what is written down on the various pieces of paper, NOT what someone thinks or feels.

If you take possession and something key is not there, they’re in breach of the contract. Whether it matters or not is up to you.
