                    Any suggestions/recommendations of important things I should ask?
Some details: It's a 2 bed terrace with private rear garden. It has no central heating or double glazing but the price reflects that so not sure we can knock them down because of it?

            Just have a look around and if you like it go back for a second viewing dont worry about looking to deeply on the 1st visit.0

            They won't be expecting to talk offers seriously on a first viewing.
 My view (as a seller) is that I had the house valued as it is, and therefore we’re selling it as it is.
 Anyone who wants anything done free, however small, is inconveniencing me and possibly costing me money. The bigger things such as you mention wouldn’t cut much ice with me for reductions for the reason stated.
 Having said that, you should pay what you think it’s worth. They may have had it valued and doubled it for all you know.
 Good luck with the viewing! My daughter just bought a similar sounding property, and they got good reductions on an already low price based on discoveries (eg: damp patches) and also being in a position to complete quickly when they’d been let down before.

 Be polite but say nothing & give nothing away.
 You are not there for small talk or to make friends.
 Unless you are a really good haggler come away do your homework then make your offer by a short phone call.

            Thanks for the help everyone. Unfortunately we got stuck in traffic and despite calling the EA, the rep had left by the time we arrived 
 The roof looked in pretty bad condition from the outside however, which isn't mentioned on the description, so if we do go and see it again we will definitely be asking about this.0

 If you go back. Try and find out how long it's been on the market, why are they selling? What the neighbours are like? Any issues of crime around the area?
 Whilst you say there is no central heating - is there heating of any kind? You may find it difficult sourcing a mortgage without heating in place (somethign I am looking into at the moment) - that's assuming you are buying and need a mortgage in the first place?

 I suppose you can’t expect any negatives like the shabby roof to be mentioned. A house quite near us looks good on Rightmove at £275,000 but it’s right behind a petrol station, near a noisy road with constant traffic and has double yellows right outside.
 When we start our property search we’re going to warn the EAs that they shouldn’t waste our time and theirs on these ‘no hopers’. For you, of course, you may be interested in a ‘fixer upper’, so you set your own parameters.0
