WOOHOO!! - Just Exchanged - UPDATED - Moved In!!!

After what seemed like an age, with a few stumbles on the way (from my buyers side), we have just finished exchanging all the contracts, and the completion date has been set for Monday 13th July. :beer:
Had a few hiccups along the way with my buyer being away abroad on business, and holding things up, but I am buying a repo and my solicitor has been right on the ball, and was ready to exchange around the 28 day deadline.
So, we had started packing alreayd, and will be finishing up over the weekend - removals are booked for Monday afternoon, after we hopefully collect the keys around monday lunchtime.
After all the worrying, it turns out our main problems haven't been potential higher offers on the repo, but that our own buyers were dragging their feet at times.
Anyway, were there now, and just looking forward to moving on Monday, and then cracking open the bubbly!! :j

We had our offer accepted on 19th May - were told we had to exchange within 28 days which should have been 16th June, and due to delays caused by my buyers, it took the extra 3 weeks, so 7 weeks in total.
The house we are buying was originally listed at £119,950, then it reduced to £114,950, then it went to £109,950 just as we accepted an offer (£79,000) on ours.
The max. we could afford was £100K, with a mortgage of £85k and me putting up 15% deposit, so went in at £95k as my opening offer, which was refused. Raised it to £98k which was also refused. Then went back with our final offer of £100k - the sellers aksed if we could meet them half way at £105k, which we couldn't - so the next day, they accepted our offer - but then we had the background worry of a potential higher offer coming in.
So, we got it for about 10% below the (last) listed price, but as I say it had already been dropped £10k in the previous couple of months.
In terms of selling, our own house was on the market for 6 weeks before we had an acceptable offer. It went up at 89,950, which we dropped to 79,950 after 4 weeks of few viewings. The lower price did attract more viewings, and then our buyers first offer was £78k, and we eventually got him to up it to £79k which we accepted.
Been so stressful this last coupel of weeks, with us passing our 28 deadlien on the repo, and worrying thta the sellers may pull out, due to our buyers not keeping up.
Happys days now though... just gotta hope all the utilities go back on ok at the new house on Monday!!!0 -
Well, first chance I've had to post back, but we moved on Monday and overall the day wasn't without its stress!!
We had hoped to get the keys as early as possible, so my dad and I could start taking stuff along to the new house and look at turning utilites back on before the removals men arrived, who were due at 3pm-ish.
We didn't get the keys until 3.30pm - by which time I'd already been told the removals were running late on a previous job and wouldn't be arriving until around 4.30pm-ish.
Earlier in the afternoon, I also suffered a punctured tyre on the car while out on a message, which wouldn't have been much of a chore, if I didn't have a car full of boxes which needed unloading to get to the spare wheel!!! :mad:
So I got the keys and we drove along and unloaded the two cars full before heading back to load up the cars again while waiting for the removals men - they didn't arrive until 4.50pm! My buyers estate agent then rang to ask if I could bring the keys up before the branch closed (5.30pm) for the buyers - I told them about the late arrival of the removals, and asked if I could drop the keys to the buyers myself once the house was empty, which is what I did at about 6.30pm.
Anyway, the removals men got to the new house and finished unloading at the at about 8pm-ish, and they did a good job - everything accounted for, and nothing broken. I was more than happy to give them a decent tip on top of the £180 bill.
Happily, all of the utilites went straight back on. Gas and Electric were just turned off at the meters, and the water was switched off at the stopcock under the kitchen sink. There were no obvious problems when they were switched back on.
We managed to recharge/refill the boiler on Tuesday, and the hot water and central heating seems to be working fine.
So overall, the move into the repo house hasn't been too painful - but moving day itself was qite stressful!!
I (hopefully) wont be doing that again in a hurry!!!

Just giving this a little bump, as its a year today that we moved into our new house!!
This time last year, we headed out to Asda for some milk and essentials, with the removals finished, and the unpacking to begin.
Best thing we ever did, and we are still loving th enew house, and the new neighbourhood.
Still haven't finished redocarting yet, but nothing was essential, so just taking it at our own pace.
But, doesn't time fly!!!
