Explain this Legal Jargon please !

Hi,
Can anyone explain what the heck this means.
Its in connection to me selling my house and a letter from my solicitor asking a confirmation.
The propery belonged to my father who passed and left it to me.
The wording belongs to the hm land regisrty
1st schedule - RIGHTS GRANTED TO THE PURCHASER
2nd schedule - EXCEPTIONS AND RESERVATIONS
3rd schedule - OBLIGATIONS STIPULATIONS AND RESTRICTIONS.
The buyers solicitor has asked for confirmation that no difficulities have been encountered in exercising the rights granted as set out in the 1st schedule,and the rights reserved as set out in the 2nd schedule, and that no breach of the covenants as set out in the 3rd schedule.
I intend to ask my solicitor before confirming anything but was interested to know if someone on here can shed any light on the above.

It's difficult to be sure without seeing the whole thing but ....
It seems that the 1st Schedule sets out some rights that the owner of the property has. Your solicitor is asking if your father every had any difficulty exercising those rights. Does it refer to a right of access over shared/neighbouring land?
2nd Schedule - sounds similar. They are either rights that your father had or rights that he had to grant someone else.
3rd Schedule - sets out certain things that your father was not to do. It might refer to development of the land/property. Again, you need to read the obligations and confirm that your father followed them.

You will need to refer to the source documents that grant the various rights and obligations to find out what they are. They may be separately lodged with the Land Registry, or they may not.
Either way your solicitor should advise you on getting the relevant documents so you can confirm or deny whether there has been any problem with enforcement of the R&Os over the years.0
