i'm desperate to get rid of my house - need to get some interest going

what is the best strategy to sell in this market?
my house was valued competitively enough three months ago, but not a single viewer yet.
obviously i want to sell at the best price i can get, but to be honest i would accept the first offer made. for information, i am not part of a chain, house is vacant and in good condition and in nice commuter village.
any ideas on how to get at least someone to view and maybe make an offer??? lowering the price is an option i will probably take anyway, but are there any other options?

If you post a Rightmove link, that might help people to assess whether it really is competitively priced, and whether there are presentation issues that could be improved.0

i don't want to post links as i don't want to advertise here. but the house is in ireland, not uk anyway. valuation is competitve, believe me. there may be presentation issues (e.g. someone may prefer carpet to wooden floors or not like the magnolia painted walls), but i'm definitely not going to do any more re-decorating - the house has already been decorated from top to bottom.
any other ideas? i suppose what i'm really asking is how do i get people to view? the estate agent doesn't seem to be promoting the house much.0 -
Fair enough about posting the link. When I said presentation issues, I meant in terms of how the photos look, how the description reads, and whether it's being advertised in the right place, particularly online (do you have Rightmove in Ireland, or an equivalent?)0

hamblettamaud: you are paying the agent to market your property; you should not have to do this yourself.
You could get a friend to 'mystery shop' the agent and see how well your property is promoted.
What advertising is included? Have you a for sale board?
Change agents! Or at the very least, phone the manager and put a rocket under him!0 -
Change agents & if that doesn't at least net you some viewers, reduce the price. If the house is competitively priced then you should at least have had some viewers.
I understand the market in Ireland, well NI, has really crashed, but you don't say if your house is in Northern or Southern Ireland.The bigger the bargain, the better I feel.

This really doesn't add up, does it? have you checked your price against actual sold prices, rather than asking prices?
Generally, wallpaper colour and the like may make a difference to the sale price but they should not put people off from looking. Most people expect to redecorate anyway. The photo of the outside of the property can make a big difference, though.No reliance should be placed on the above! Absolutely none, do you hear?0 -

Three words. Drop the price.
You need to realize that estate agents aren't giving competitive valuations. They are competing for a small number of instructions and unfortunately deluded sellers still think it's 2007 and will go with the highest 'bid'.
I'll never forget watching one of the BBC property ramping shows and one of the contestants said 'we had three valuations and X gave us the best offer so they won'.0
