Buying a House, but theres furniture in it?

hey Guys,
We've made an offer on a property and everything seems to be going well. The only issue is theres a sofa left in teh house (which is in pretty rough condition) and a few other bits n pieces in the garden shed.
Are hte sellers legally obligated to empty the house when they sell it or is it sold as seen and left to us (the buyers) to empty it?

No, sellers can leave whatever 'junk' they like as long as the seller is not agreeing to 'empty on possession'.
Would be less inconvenient for you if seller left property empty of furniture and even cleaned the bathroom and kitchen but seller is NOT legally obliged to.0 -
thanks sky11, thats what i thought but i just wanted to clear it up. I will ask if the sellers will empty the property if the offer is accepted, otherwise i'll be ringing the council to come collect the said sofa....unless anyone is looking for a sofa in wakefield

I thought it was the other way around. That the seller was required to leave the property empty and if items remained which wern't agreed on, the buyer could invoice them for the costs of removal.0

It all depends what they said on the fixtures and fittings list. If they ticked that it is to remain then you can either ask them to remove it or do it yourself.
If they said on the form that it's going and if they leave it behind then you may be able to try and reclaim the costs of removal but it could be more hassle than it's worth.
