Alula...I would threaten the landlord with environmental health, and take photos/videos of the place...i'm sure the landlord wouldn't have a leg to stand on if you threw that back in their face. Rats...eugh! hate rats.

Yep we looked around, and it all looked Ok, a few cosmetic things needed to be done but i didn't think to check if the boiler or washing machine worked, you kinda take that for granted! And as for that rats it took a couple of months for us to realize they were there, we've seen some a few times now, and when the first pest control guy came in he said he had been to the house to put some poison down a few weeks before we moved in ... so she knew they were there and didn't tell us it's a full blown infestation, completely disgusting and really scary.

I am thinking of threatening her with environmental health, listing all the things that are wrong with the place and the hazardous they pose in the eyes of the council and then attempting to negotiate the amount we owe as i have the money to pay, i just feel ripped off! There's no way we would have agreed to pay as much as we do if we knew the underlying issues with the property

Alula if you have a standard tenancy contract then there will be a clause in it about not witholding rent and this could lead to her being able to legally evict you - I'd go to the Citizen's Advice and see if they can offer any advice on what you should do next.........hope this helps a bit

Id get in touch with the EH and the council, no one should live in them conditions Alula, your LL is a disgrace, we've got a flat we let out and no way would we even consider letting it if half of the problems you listed were in our flat,

good luck hun you could also try the lettings foum and ask in there (if you want to venture out of the comps forum)
