Looks fine but do think about the noise factor ie can you put up with possible noise from below (late night, early morning) and can you put up with having to be light on the feet yourselves. I hated living in a flat as I constantly worried about noise, guess that might just be me though?

this is the first house i've lived in, i've always been in flats... won't be a big issue....

Thats cool then, and will save you a massive amount! I would give EA a final chance and go and have a look at area and this flat in preparation
