Conveyancing

Could anyone advise of typical costs of convenacing on purchase of 167k property , nothing to sell ?

Have seen quotes on line about £400 (is it dodgy to do online)but mortgage advisor said about £1100 his person he has reccomended charged

    DIY, buy the book. Unless something unusual not beyond anyone with half a brain (lets face it even solicitors do it). Done it several times. I say again - unless something unusual.
    Other side might try to be difficult but there is nothing to stop you doing it yourself.
    See the book 'The conveyancing fraud' -google it - as a starting point, look for free conveyancing forms and info online. Just finshed one for myself. Other side a total S**t tried to make life difficult, a firm in T*****n in S***rset. Not for everyone but you can save a fortune.

    VERY bad idea to do this yourself. If you need a mortgage, you will need a solicvitor in any event, as the mortage company will not "take your word for it" that the title deeds are in order.

    I reckon 600 for the basic legal fee should about max but there will be other things to pay so 1100 could be right if it includes everything like land reg fees and searches etc. Make sure you get some written/emailed quotes so you can make sure you are comparing like for like.

    Re DIY - it is true that anyone with "half a brain" can do simple conveyancing. The trick is spotting when conveyancing isn't as simple as first appears! Like anything in life there are often problems (or potential problems) that are not apparent to everyone. Conveyancing is often perceived as just a form filling exercise but there is often more to it.

    I'd recommend finding some small local independant firms and getting quotes from them.

    Beware the cost of filling in the Land Transaction Report form - I'm currently arguing with my solicitor over this.
