Repossessed house

I am in the process of buying repossessed house.
Any specific legal problems I need to be concerned about.
I have read the contract. There are few things of concern:

1) It mentions that the seller is selling with no title guarantee and it will be annexed draft transfer.
2) does not warrant that property will be vacant at the time of completion. I have viewed the property on couple of ocassions and it is completely empty apart from few stuffs lying in garage.
3)It also seems that there might be tenancy on this property, though the property has been vacant for last 4 months. In the contract, it mentions that buyers will not be entitled to require the sellers to supply original tenancy documents nor will make any requistion in relation to any occupier or tenancy of the property. Also it mentions that no allowance will be made to the buyer for any deposit paid by the tenant under any agreement.
Any help/ suggestions will be appreciated.

    Are you doing the conveyancing yourself or using a solicitor?
    If the former, and you need to ask these Qs, think hard about appointing a solicitor.
    If the latter, ask him/her - it's their job.

    Unless you have chosen to buy a house with tenants, I would not accept a contract that has clauses like 2 or 3.

    I have a solicitor but he didn't mentioned anything about these clauses.
    I am going to ask him about these things but I wanted to take other people's view on this.
    I certainly feel that the price I am paying is reasonable but I am worried about legal hassle.

    If you are taking a mortgage out on the property, your solicitor will need to satisfy the mortgagees in any event, so these questions will have to be answered to do that.
