            Just what I was about to say, it is an illegal house of multiple occupation. You want to speak to a solicitor to make sure that you don't end up in trouble for having let it on this basis.
 A quick check of the council website will rule this in or out.
 Remember that HMOs currently only need a licence on a mandatory basis for 5+ unrelated tenants (2 or more separate households) for 3+ habitable storeys so applies to less than 5% of housing stock. Some councils have bought in discretionary or selective licensing for smaller properties, but not many have.
 Hardly the landlords fault if they let it to 2 tenants who have elected to profit off subtenants by cramming them in like sardines without their permission or knowledge.0

            Agents really couldn't be bothered with this type of mess...They are there to collect the rent and pass onto LL (minus their commission)

            If there are 12 people living there, it is a HMO. It would be very wrong if the landlord were prosecuted in this sitaution, but sadly the law isn't always right.0

            When it comes to protection for a LL, the law is NEVER right0

            I get the impression that they have only just crammed people in, previously it was fine with other tenants just recently with this one. should have noticed when my neighbour said that it didn't seem to have anyone living there.
 With regards to the credit check, he is not originally from this country so had proof that he was legal but there were no previous checks (again i had this previously with no problems) I am just too trusting and want to get them out and see if i can get by financially without renting it for a while.
 Might go by the police route and check the council status (annonymously of course) I also get the impression that they are illegals.
 I am now worried about the HMO but it is a two bedroom place and only rented it to a man and his daughter didn't think it would cause a problem. I have got the agency to send the notice through which i will check in a few days to make sure everything is covered.
 My Neighbour lovely as he is, is having a really hard time of it and is considering contacting the Environmental Health Agency quoting Health and Safety reasons. I do not know how they are fitting all those people in, it is a nice sized two bedroom but it is not huge.

 I would encourage him to do this myself, it might get the people out quicker. I'd also contact the HO and report them, even if they don't get kicked out it'll send the willies up them. 0 0

            A Quick call to the police anon will probably sort this out, and once its proven that they are illegals, serve a section 21 on the guy who you originally rented it to. I dont know but in many ways it could be gross misconduct and just kick him out straight away!0
