They certainly wouldn't have gone six miles down the road to see what they meant, either!
You'll be surprised then when the day comes and you put in a planning application!
They'll make a day trip of it and get the entire WI involved over a loft conversion.Everything that is supposed to be in heaven is already here on earth.

Careful! DW and I used to belong to WI Markets, until we were excommunicated for selling much more stuff than the old trout who'd been there for aeons....but I digress.
The 5 bed was next to a property I inherited and was developing, hence the interest in what was going on over the hedge. Fortunately, the hedge was a high one, so it made our small garden impossible to overlook, but some people down the road were caught out, thinking they were 'far enough away.' They reckoned without a three storey monstrosity.
As for the old biddies, they had some normal siized houses parked right at the end of their retirement bungalow gardens, looking straight into them and their living room windows. I've no idea though how these looked on the original plan. As a development, it was about as sensitve as inviting Bernard Manning to be guest speaker at a convent school speech day.0 -
Ok so I received an offer in the post today for 15k for 25 metres at the end of my garden. Apparently the exact same offer has been sent to each of my 10 neighbours. The offer is subject to at least 4 of us accepting (in a row) otherwise it is not viable.
I have an appointment with the developer tonight to discuss. I have also taken a look at the planning application for the piece of land they have already secured. They have plans to build 3 detached and 4 semi detached properties.
Assuming they secure 4 of our gardens they should be able to fit another two house's into the development (guess work on my part!). a three bedroom semi in my part of the world sells for between 300-350k. So they will be looking at increasing the value of the development by 600k.
I have read on a few occasions that land is normally worth a third of the value of the property that is built on it?? So if there are four of us that makes each section worth more like 50k a piece? (600/3 =200/4=50)
Does this sound about right? If so then it sounds like the developers are trying it on?
Should I just decline the offer or do I tell them that I am interested but feel the offer is way to low?

I've heard this. On a development 1/3=land, 1/3=build, 1/3=profit. Whether it is true at the moment is anyone's guess.

You are interested but not at that price.

25m plot depth would just about allow enough room for house, but bear in mind that house will be 8 - 10 m away from your "new" boundary. How far will that be from your home?
£50K may be on the high side if there will only be 2 extra houses. Remember that the only person who would be interested in this land is the developer at the rear. If he doesn't buy it its only value is as part of garden of your house.
As there has to be 4 of you selling, it may be worth while seeking the advice of a chartered surveyor. It'll cost but divided by 4 won't be so bad.
On no account decline the offer outright, just say it is far too low and you are considering taking professional advice on its value.If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales0 -

Once the development is finished and the access road is adopted, what is there to stop 4 neighbours getting together and putting in planning permission for 2 houses, except a ransom strip.If you've have not made a mistake, you've made nothing0
