Recommend A Letting Agent in Edinburgh?

  • Have you had a look at ARLA or RICS web sites? They will have a list of letting agents in the area you are looking for who are member firms. Letting agents are unregulated, ARLA and RICS are the only organisations who make sure their member firms operate within the law, are fully insured etc.

    Lots of franchises and one office agencies have gone bust in Glasgow recently, taking the tenants deposits with them.

    Iv had dealings with Rydens in Edinburgh previously, always very positive and professional

    I thought the woman at reception (the older one) was absolutely horrible and rude and patronising. I defintiely wouldn't recommend them.

    I would recommend Ryden Lettings in Hanover St, New Town. They usually have some pretty good flats to rent at reasonable prices. We've been with them for a few years. Met the owners after around 5 years, only because the roof had to be redone and they wanted to see the damage to the seiling in the kitchen. Not heard or seen them before or since. Really good not having to deal with the owners. Even when they came, someone from Ryden was with them. And very good on the maintenance side.

  • I'm currently with Caledonian Letting based in Stirling - awful. They are absolutely useless with repairs and outright lied to us about parking before we moved in. Grant Management stole over half my deposit previously to re-grout the shower after 6 months of living there - and there was nothing wrong with the shower when we were there (the one thing that wasn't falling to pieces in the flat!). I've had most luck with private lets, but again, they can be hit and miss. Good luck!

    I have rented through Alba for a couple of years, had enough and have just gone elsewhere. What I will say for them is that though they are very good at community publicity stunts, they are horrendous as agents for tenants.
    They have allowed repairs to go undone for weeks at a time,
    have blatantly misled me and were a nightmare when it came to trying to get any deposit back. :(
    If you are unable to avoid, keep copies of everything, notes of anyone you spoke too and what they said (because from my personal experience they will each say different things, and worst case deny saying it when tackled about it) and be prepared to walk away with a much reduced deposit after months of wrangling, no matter how clean you leave the place.

    A friend rents through Charles White and they've always responded quickly and courteously to the few minor issues that have cropped up. Also, inspections have always been friendly enough. It's interesting to read about the bad ones, though.

    O'neill letting agency rip us off £194.82.

    Our leaving date was agree after the agency had found a new tenant. Surprisingly I was charged £194.82 due to a change in the entry date of the new tenants

    The Agency never advise us of this charge and they deducted it directly from the deposit.

    I tried several times to speak to Mr Ralph (senior stuff) who continuously avoided my calls.

      Charles White are our agents. They are good if we have a problem but be aware the flat we moved into was dirty so thats the only drawback.

      Grants Property is one to AVOID!
