    Solitaire actually own the building as well as being our maintenance company so we pay our ground rent to them too.

    Read your long lease to see if the additional charges are lawful. Write to them again, sent recorded delivery, no e-mails and no phone calls. Quote from here:

    You don't need a solicitor, you can start the ball rolling sorting this out yourself. If needs be you can offer to use the LEASE medication service and take advantage of their free advice service.

    There is a Housing Ombudsmen, but i'm not sure if they cover private landlords.
