in my town, prices are rising, but sales have dropped considerably
prices are now back to the same as a year ago, but sales have dropped from 300+ to about 50
I know of two houses that have sold over asking price, so there must be a real lack of properties on the market, as otherwise i can see no reason for buyers to be getting back into gazumping
I agree, once more housing stock becomes available, i can see a slight dip in house prices again

I would be dubious about the data - anyone really think May has been 3 times worse than April - didn't think so - I suspect that not all the data is in yet for May - happy to be proved wrong but that would be my take at the moment.I think....0

Think you are right, the England and Wales total shows on HouseLadder as around 14,000...instead of 30,000 for the previous two months. Unlikely.
On the LR website, they have the disclaimer;
"Data for the two most recent months are not used as comparisons due to the lag in the registration of sold properties."

So, April and May volumes are not yet confirmed. Where the HouseLadder website got partial numbers from, is not clear.
Generally, low volumes can be skewed by a single, or couple, of high values. But equally, an imbalance of cheap repos could do the same in the other direction. The difficulty lies in telling which has happened when. Which is why "one month is noise" is becoming a cliche...0 -
