how long do I need to be employed?

Me and my husband are first time buyers, we want to get on the property market asap as we are moving from a rented place in England to northern ireland where my husband has a new job. We will be living with my parents in northern Ireland until we can get a mortgage. My husband wil be getting a pay rise of about £4000 a year, but how long wil he have to be in the higher paid position for mortgage company's to take it as his wage and not his previous lower wage. Also, I have just graduated and am unemployed, I am looking for a job, but how long will I have to be in employment before I can get a mortgage?

Thanks,

Plum

    Why the urgency?

You both need to be in permanent employment for at least six months I'd guess, before getting your pen anywhere near an application form.

You don't mention your deposit. You'll need one of those too.

urgency is because my parents live quite a distance from my husbands job and the kind of work he does he needs to be in the local area, also its a lil cramped at my folks and the longer our furniture will have to be in storage is extra costs, and we don't want to rent because we have done quite a bit of moving about over the past year or so and don't want to have to move furniture etc and settle into one place to just have to move again when we can get a mortgage, also don't want to throw money down the drain on high rental prices. We have a mortgage of about £15000 thousand, could stretch to bout £17000 if necessary but were hoping to keep the extra for redecoration etc, looking at houses £80-95,000.

If you can show the bank proof of a permanent position (ie the empoyer will confirm it to the bank) then it won't matter how long (as long as it is not a probationary period). The bank will look at the current salary of the permenat position.

Thanks for the info, does anyone know what mortgage providers will accept that I will get the wage even without a payslip?

Ypu'll need a contract of employment. Usually they'll write to your employer asking for confirmation of your employment status and terms.

My partner and I went through a mortgage broker as I was a student (on government bursay) at the time we applied for a mortgage and only had a contract that I would be employed (teacher) from september. Abbey were fine with this.
