I had completed purchase via WH on 28. August 2009. They promised to send me deeds in two month which obviously did not happen. I live in purchased house now but a bit concerned about not having deeds yet.
Should I be worried or can I expect the deeds to come?
You may find out like myself and others that completed that WH did not register the property, or indeed pay the Inland Revenue the stamp duty.
There is no chance now that the deeds will come from WH. After the intervention by the SRA DWF have been appointed agents and are stil processing files. Read back a few pages.
I phoned the LR on 0844 8921111, told them my suspicion and got the bad news. You will have paid WH to do this work so then need to make a complaint to the LCS on 01926 820082 and make a compensation claim.0 -
I've just phoned LR and nothing has been registered yet. I've phone the LCS but they say they need the some evidence from my file which is currently with DWF. They cannot sent file now as they very busy.
What do I do? Just wait for the file - may take time or talk to LCS again to file a complain. Dont even dare to check if they payed the stamp duties.

File complaint with the LCS, better to do a letter (rather than wait for their form) saying who you dealt with at WH, details of property, dates of when you first employed them, completion etc,. what LR have told you and that you suspect stamp duty not paid (join the club!)
Inland Revenue cannot assist unless you have UTR number and that is in your file, along with deeds. So matter of waiting to hear from DWF then
Explain all this to a local solicitor and use him to finish post completion when file turns up. Let DWF know about this now.0 -

Well as above, I posted this on 5 January. And lo and behold I have received a phone call from Stirling Law this afternoon.
SL advised that my file has been sent to them by WH and would I like them to act for me? I was not too happy, I told the lady who called, that I had rang SL on 5 January to ask if they had my file, and they had said yes and that they said it would be going over to DWF in the next batch that same day!! So 9 days later I get this call. She said she would go and check with her supervisor and call me back, if I could give her my telephone number!! I told her that she had just called me!
I am glad I instructed another company, this company IMHO are totally incompetent.
I also received a call from the LCS today, and we discussed my complaint. Once the sale of my house has completed. I have 6 months to lodge a complaint against WH, if they have been incompetent, and I will need to have evidence.
PS - Shocked_Solicitor, thanks for all your help to me and others who have managed to glean some help from you.A bad attitude is like a flat tyre: you are not going to get anywhere in life until you change it.

How frustrating I called the SRA today following submission of my claim for a grant from the compensation fund. The lady explaned that more and more claims are coming in each and every single day and could not give me a timeframe in which my application will be dealt with. Which is all good and well but my sellers aren't going to hang around forever. Isn't it amazing transferring the money took me hours trying to get it back may take a lifetime.

i have noticed that on numerous occasions you have brought my name into this forum. Firstly i do not know who you are or which file you are referring to. In 2008 i did indeed work for Wolstenholmes and for a short time i was the complaints officer, so you may have written to me. If you wish to talk to me about your friends file - only once i have permission from your friend - then i would be happy to talk to you. I would just like to point out that i have done nothing illegal and i am staggered as to why you want be so critical of peoples conduct when it is patantly clear that in my particular case you do not have knowledge of the full facts. Please do not hide behind an alias send a message with contact details on if you wish to discuss further.0

I will fill up the claim form to SRA but wonder how much to claim for. The completion was at 28. August 2009. I've done no searches at all so AFAIK the only thing from the list WH have done is transfer the money to buyer (I hope so as exchange did happen).
They have taken the stamp duty and all other charges in total of 2754.
As I payed by check and transfer I cannot claim it back of the bank. Should I claim for the all amount? Needless to say it is going to cost much more now to hire someone else. Wonder if I can pay myself for the duty and land registry to cut the cost and keep it within the money WH has taken of me.

Unfortunately,I am in the same shoes.I completed early september.
Please, could you let me know how you intend to progess this to establish if your stamp duty has been paid and as well land registration proceedings with a new solicitors.
