I thought I'd hit the jackpot

Found this farm at auction guide price 85K 12 - 23 acres (probably 12 - 13)

You will find some of the google results are for the auction (eg homesandproperty) and some are for when the same home was on the market a few months ago (April 09) (eg trovithomes).

You can see that it was on the market for £445K only a few months ago, and now for auction for 85K what's going on? I dug deeper.

looks nice enough, but the ceiling height is really low downstairs! Surely, I thought, the guide price is a mistake.

Still I wanted it, (for 100K) and unfortunately I left it too late for the viewing before auction, and I couldn't get the legal pack so decided I had to let it run and see what happens. It didn't sell and it's reserve is £95K. I had to wait until today to read the legal pack and all was made clear. They don't have planning permission for the renovation and reinstating residential use. It has been to appeal (council appeal, not court) and the appeal officer refused permission and said that it has to be put back to the condition it was in in 2004, which was this condition....

The council appeal letter was dated June 2007. The property was sold in August 2007 to Shearer Property for 180K with a loan from Bristol and West.

What is missing is who had it before Shearer Property and how much they paid, what state was it in, in June 07, how much the renovation work cost them, and why they did it without permission, perhaps they were hoping to have it built and lived in for 4 years and thus skirt around planning requirements, maybe they got caught out by the council. Also what is missing is who decided to market it at £445K in April 09 with a virtual demolition order from the council? Unbelieveable.

And further mystery, with the council wanting it demolished in 2007, why haven't they put an enforcement order onto it?

Oh well, back to the drawing board. :D

P.S. What I found really amazing is that the property was said by the council to have been last occupied around 1975. So in the space of 30 years the council can decide that a property has been abandoned, and remove residential status, I find that to be a ridiculous state of affairs!

    Hmm, looks tranquil, and so convenient - just 110 metres from the M4. Do you think the fact that it hasn't been lived in since the mid-1970s could in any way related to the fact that this stretch of the motorway was built at that time?

    i think its ridiculous that someone would spend all that money doing something up without planning permission.. its like that guy with the haybale castle.. what a waste...

    Quite possible that owner was offered compensation and relocated.
