Renting contract

Hi I just want some advice/reassurance. I'm new at renting and i just want to rent a property for 6 months only so that I can try out the property without tying myself in long term. All the properties that I have seen are min 12 months or 12 months with a 6 month break clause. I am told that with the clause, I can end the contract at the end of 6 months. Is it as simple as that or does it have alot of special terms?
Does that mean that I can give them one months notice at month 5 to end contract at the end of 6 months? and if I miss the 6 months, does that mean that I am tied in for the full 12 months?

    Probobly, but read the contract carefully to check.

    Almost certainly

    Why not ask if the Landlord will start by giving you a 6 month contract? Or find a property where that is on offer (it's pretty common).

    If you are an attractive tenant (in the most politically correct sense of the word!) most landlords will be happy to be flexible in order to let their house.

    Thank you, I just needed reassurance because I have read the contract throughly and it only states: TERM For the term of: 12 months ( 6 month break clause )
    There is no additional clarification in the contract.

    Write to the Ll/LA and ask them to clarify the conditions under which either party may invoke the break clause. Tell them that you want written confirmation.Many break clauses are badly written and open to interpretation: getting things clear from the start saves much hassle later on.

    Sounds like a 6 month AST followed by a periodic monthy Agreement!

    That's not how I would interpret a 12 month AST with 6 month break clause.

    As tbs624 suggests, ask for clarification in writing.
